How long does a chimney liner last, and when should it be replaced?
Around Black Mountain and Montreat, shade and damp set the pace of liner wear. Heavily wooded lots keep chimneys cool and slow to dry, so flues stay moist and corrosion-prone; clay tile still runs decades and stainless fifteen to twenty-five years, but a liner that never dries fully needs closer watching. Replace any that's cracked, corroded, or open at the joints.
Damp, shaded flues corrode from within
The Swannanoa Valley's temperature inversions drop Black Mountain mornings ten to fifteen degrees below Asheville, and Montreat's dense canopy keeps homes cool, shaded, and moisture-prone well into spring. A flue that stays cold and damp doesn't dry between fires, and that lingering moisture is what rusts a metal liner and works water into the joints of clay tile. It's a slower failure than a chimney fire, but it's the one we see most in these wooded lots, and it hides until a camera finds it.
A cold flue also fights your draft
Cold air sits in a tall, shaded chimney like a plug, which makes the first fire of the evening smoke and stall. A compromised liner makes weak draft worse by leaking flue gas into the chase instead of carrying it up and out. If your Black Mountain or Ridgecrest fireplace has gotten smoky or slow to catch, a liner inspection is worth doing before you write it off as just the cold air.
What replacement here involves
Natural gas runs along the Black Mountain mains, so many upgrades are a sealed gas insert or direct-vent unit, and both put the liner question front and center, since a gas insert needs a properly sized stainless liner. We scope the existing flue with a camera, replace the liner if it's cracked or corroded, and on gas work pull the Buncombe County permit and pressure-test the line. In Montreat's shaded lots we also check the cap and crown, since keeping rain out of the flue is half the battle against a slowly corroding liner.
