How much does it cost to replace a rusted chimney chase cover?
Chase cover replacement is a modest project by chimney standards — the cost is mostly the custom-fabricated metal pan and the roof access, not heavy labor. Stainless steel costs more than galvanized and is what we recommend, because the rusted cover you're replacing is exactly what builder-grade galvanized looks like after fifteen or twenty mountain winters. Size, corners, and roofline set the final number.
Why chase covers rust out here
A chase cover is the flat metal pan capping the framed, sided chimney chase on a prefab fireplace — and on most WNC builds from the past few decades, it's thin galvanized steel that was never going to survive our freeze-thaw cycles. Water ponds on the flat pan, the coating gives up, and rust streaks start bleeding down the chase siding. Those orange stains are the tell we spot from the driveway weekly in neighborhoods around Arden, Fletcher, and Weaverville. Prefab systems typically last 15 to 30 years, and the chase cover is very often the first component to fail.
What moves the price
Every cover is fabricated to the chase, so dimensions drive cost: the footprint, the skirt depth, how many flue collars need to be cut and sealed, and whether the pan needs a cross-break — a slight peak bent into the metal so water sheds instead of ponding, which is what killed the original. Material is the other lever. Galvanized is cheapest and buys you the same failure on a delay; stainless costs more once and is effectively the permanent fix. Steep or complicated rooflines add access time. None of it approaches the cost of real chimney rebuild work.
Why this isn't a cosmetic fix
A rusted-through cover lets water straight into the chase, where it rots framing, soaks insulation, and rusts the firebox and vent pipe of the fireplace below.
