How much does it cost to replace a rusted chimney chase cover?
Flat Rock is historic-home country, and most of its 1800s houses have oversized open masonry fireplaces — which means no chase cover at all, just a masonry crown. A chase cover only exists on the newer builds outside the historic core. Where you do have one, the rusted pan is custom sheet metal priced by size, flue openings, and roof pitch.
Historic masonry has no chase cover
The character homes of Historic Flat Rock, Kanuga, and around Highland Lake were built long before prefab fireplaces existed. Their chimneys are masonry, capped by a mortar or stone crown and lined with aging clay flue tile — when those fail it's a crown or liner repair, not a sheet-metal cover. So if you're asking about a chase cover in Flat Rock, you almost certainly have a newer home with a factory-built firebox, and the rusted galvanized pan on top is the builder's original.
What the replacement runs on
For the homes that do have one, we fabricate the cover to the chase: footprint, apron depth, the flue collars sealed, and a cross-break so water drains off. Stainless is the fix we recommend over another round of galvanized. Roof steepness adds access time.
