Fifty minutes out — plan for it

Sylva is one of the farther towns we serve, and distance shapes the smart approach: we cover tank placement, the buried line route, the appliance, and the venting in one thorough assessment so the job is scoped completely before we return to build it. Getting the tank sized and the line routed right on the first visit saves a second hour-long trip for a fix. It also raises the value of preventive maintenance — the farther you are from a service center, the more a small clogged-pilot problem is worth catching in a late-summer tune-up rather than on a cold January night.

River-valley moisture and rentals

The Tuckasegee valley's cold-air drainage and river moisture rust dampers and degrade flue liners faster than drier spots, which is why we favor stainless and sealed components here and route the outdoor run to shed the damp. A direct-vent LP unit that vents out a sidewall also sidesteps a marginal old flue entirely. Sylva also has a lot of student and rental housing near Western Carolina that's used hard and maintained unevenly — a sealed, simple-to-run LP fireplace holds up better in that setting than a fussy open hearth.
