Why does my fireplace leak water when it rains?
In Asheville, a rain-only fireplace leak almost always traces to the chimney top or vent termination — and which one depends on your block. Century-old Montford and North Asheville masonry chimneys leak at a cracked crown, a lost cap, or spalling brick, while newer South Asheville direct-vent homes leak at the flashing around the sidewall pipe. Two Asheville chimneys, two leak paths
The tell is the same across town — dry between storms, wet during them — but the fix splits by housing era. In Montford, around Grove Park, and older West Asheville, you're usually looking at an original masonry chimney standing exposed on the roof: the concrete crown has hairline-cracked, the clay tile has shifted, or wind-driven rain is wicking straight through unsealed brick. South of downtown, in the newer builds and Biltmore Village infill, the fireplace is a sealed direct-vent unit, and rain enters where the coaxial pipe passes through the wall or roof — a storm collar that has hardened or flashing that was never sealed right.
Freeze-thaw at 2,100 feet finishes the job
Asheville sits high enough that winter nights routinely drop into the 20s well into spring, and every one of those cycles pries an existing crack a little wider. A crown that only seeped in a hard October storm can be running water by February. Water that gets in doesn't stay put, either — it rusts the damper, stains the firebox, and on a gas unit corrodes the valve and connections sitting right below the leak.
