Why does my fireplace leak water when it rains?
In Black Mountain, a chimney that leaks only in the rain rarely gets a chance to dry out — heavily wooded, shaded lots here and up in Montreat keep masonry damp between storms, so water that wicks in during one system is still there when the next arrives. The entry is up top: a cracked crown, a knocked-loose cap, failed flashing, or saturated brick.
Shade is the local villain
Down in the Swannanoa Valley and especially in Montreat's dense canopy, chimneys sit shaded much of the day. Masonry that never fully dries stays saturated, and saturated brick and mortar carry water inward with every storm instead of shedding it. It also means freeze-thaw hits wetter material — and Black Mountain's valley inversions, which run mornings ten to fifteen degrees colder than Asheville, plus frost dates that push later into spring, stretch the freezing season that pries those cracks open.
Where the water actually enters
The dampness is why leaks show up, but the opening is still one of four things: a cap that wind knocked loose off an exposed roofline, a crown the freeze-thaw split, flashing that's pulled away where the chimney meets the roof, or brick that's gone porous. On the natural-gas homes common around downtown Black Mountain, water reaching the firebox rusts the damper and can corrode a gas valve sitting right below — a reason to have the gas side looked at, not just the roof.
