Why does my fireplace leak water when it rains?

Brevard's downtown homes and outlying cabins are especially prone to moisture in the crawl space and the chimney chase — the boxed framing a factory-built fireplace vents through. Water entering at a chase top or a chase-cover seam runs down inside that framing, well away from the firebox, rotting wood and rusting the vent long before you see a drop. That's the trap: the wettest damage is the part you can't see, and guessing at the stain misses it entirely.
