Why is water dripping from my gas fireplace vent?

Two things cause water at a gas-fireplace vent: rain getting in through a damaged or poorly sealed vent termination, or condensation forming inside the vent pipe. A little condensation during startup on a cold day is normal as warm exhaust hits cold metal. Steady dripping, staining, or pooling isn't — it points to a venting or termination problem worth inspecting.

Normal condensation vs. a real leak

Direct-vent gas fireplaces produce water vapor as a byproduct of combustion — that's just chemistry. On a cold WNC morning, the first few minutes of a burn can fog the glass and leave a little moisture in the vent as hot exhaust condenses against cold pipe. That clears as the system heats up and is nothing to worry about. What isn't normal is water that drips continuously, pools at the fireplace, or leaves rusty or white streaks — that means moisture is collecting faster than it should or rain is getting in.

Where the water's actually from

Rain intrusion usually traces to the exterior vent cap or termination: a cracked cap, failed sealant where the coaxial pipe passes through the wall or roof, or a termination that wasn't pitched and flashed correctly on install. Persistent internal condensation can come from an oversized or poorly routed vent run, a partial blockage, or a unit short-cycling. On horizontal sidewall terminations — common on homes without a chimney around Asheville and Fletcher — wind-driven rain is the frequent offender.

Why this one gets a professional look

Water inside a sealed direct-vent system rusts the firebox, corrodes the burner and valve, and can compromise the seal that keeps combustion products out of your room. That last point is why we don't treat vent water casually — a direct-vent unit is safe precisely because it's sealed, and dripping water can mean that seal or the venting is compromised. We inspect the termination, the vent run, and the unit, and fix the source.

A quick seasonal reality check

On the first cold burns of the season, expect a little fog on the glass and a bit of condensation as the cold system warms — that's normal and clears within minutes. The tell for a real problem is water that persists after the unit is hot, shows up when it's not even running, or leaves rust and mineral trails.
