Why is there white staining or dripping around my direct-vent cap outside the house?
That white staining is almost always dried condensate from combustion. A gas flame produces water vapor and mild acids; on cold days that vapor condenses inside the vent, runs to the exterior cap, and evaporates, leaving whitish mineral streaks. A little is normal in cold weather. Heavy, ongoing staining or dripping can signal excess condensation or a venting issue worth checking.
What the white marks are
Burning natural gas or propane makes carbon dioxide and water vapor. When that warm, moist exhaust leaves your fireplace and hits a cold coaxial vent pipe — routine on a January morning in the mountains — some of it condenses back to liquid. That condensate carries trace acidic and mineral content, and as it weeps out around the sidewall or roof termination and dries, it leaves the chalky white or gray staining you're seeing on the siding. It's the outdoor fingerprint of normal cold-weather combustion.
When it's normal and when it isn't
A light seasonal stain that shows up in the coldest months and doesn't grow is generally cosmetic. What earns a closer look is heavy, persistent streaking, active dripping, or staining paired with fogged glass that never clears, rust at the unit, or a sooty smell. Those can indicate the vent run is too long or poorly pitched, or the burner is running rich (an incomplete burn), or the termination wasn't sealed and flashed right on install.
Protecting the siding — and the unit
Beyond looks, that acidic condensate can etch or discolor siding and, inside the pipe, corrode the vent and firebox over time. We don't recommend just scrubbing the wall and moving on. We check the vent length and slope, verify the burn is clean and the fuel setup is correct, and confirm the termination is properly sealed and located. If a run needs re-pitching or the termination needs work, that's our lane.
The propane angle
Out in propane country — Fairview, Candler, Brevard, and the cabins — we occasionally trace heavy staining to a unit that was set up for the wrong fuel, since propane needs different orifices and pressures than natural gas.
