Can an older fireplace, hearth, or flue contain asbestos?
Usually not — and that's the useful news for Fletcher. Most of the town's fireplaces sit in 1990s subdivisions and newer I-26 corridor construction, built well after asbestos was phased out of hearth products. The exceptions are the older farmhouses and commercial buildings along the corridor, where a pre-1980 fireplace can still hide old board, flue cement, or gas-log ember material.
Know the cutoff
Asbestos was phased out of fireplace-related products by the early 1980s, so the age of your building largely settles the question. Fletcher's builder-grade fireplaces in 1990s subdivisions are past that line — asbestos almost certainly isn't a concern there. But the older homes and the airport-area commercial properties that predate those subdivisions are a different story, so start by pinning down when your building went up. If your fireplace lives in a building from the 1970s or earlier, treat the firebox board, flue cement, and hearth mastic as suspect until they're tested.
Where it still matters here
Fletcher's commercial demand for gas fireplaces and outdoor features runs high, and older commercial buildings are exactly where a remodel can cut into decades-old material — restaurants, offices, and lodges from an earlier era all qualify. The rule holds regardless of the setting: intact asbestos isn't shedding fibers, but sawing, scraping, or demolishing it is.
