Can an older fireplace, hearth, or flue contain asbestos?
Yes — many Mills River properties are rural, older, and on propane, and any home built before the early 1980s can hide asbestos around the fireplace. It shows up in old gas-log ember material, firebox board, flue cement, and hearth mastic. Sitting undisturbed it poses no threat — the hazard appears when a conversion or remodel cuts into suspect material.
Propane country and older farmhouses
Mills River is a mix of rural large-lot properties and newer developments spread across farmland and forest, and many of these homes run on propane rather than a gas main. The older farmhouses are the ones to think about here — built when asbestos was a normal, heat-resistant material and often still holding an original firebox or a decades-old log set. If you're converting an old wood fireplace to a propane insert, that tear-out is the disturbance moment, and the fake embers on a vintage gas-log set are themselves a notorious asbestos product.
Test before you disturb
The safe order never changes: in a pre-1980 home, assume the old board, cement, and mastic could contain asbestos and leave them be until they're tested. Intact material behind plaster or under tile isn't shedding fibers, and there's no reason to gamble on it. Steady Flame is a licensed hearth and gas contractor, not an abatement company — if something looks like asbestos-containing material, we stop and point you to a licensed tester before we go further. Once the area's clear, we set the appliance, run the propane connection and venting, pull the Henderson County permit, and meet the inspector.
