Can you reface a prefab builder-grade fireplace, or only masonry ones?
You can reface either in Brevard — but with 80-plus inches of rain a year, what's behind the surround matters more here than the surround itself. Those crawl spaces and chimney chases take on moisture, and a factory-built firebox framed into a damp, wet-rotted chase is not something you want to seal a stone wall over until it's dried out and sound.
Rain country checks the chase first
Transylvania County is one of the wettest places we work, and moisture is the local enemy of both fireplace types. On masonry it spalls brick and cracks the crown; on a prefab it can rot the wood chase framing that a zero-clearance box relies on. Since refacing means fastening weight to that framing or that masonry, step one is confirming it's dry and structurally sound. Reface over rot and you've buried the problem, not solved it.
Refacing a prefab the right way
A factory-built unit is a listed metal firebox, so heavy stone can't hang off its face — we build a non-combustible substrate on sound framing to carry the load, then honor the unit's clearances and any required clean-face front or trim kit. In a downtown Brevard bungalow or a Connestee Falls cabin, that same discipline is what makes a builder-grade box read as custom instead of catalog, and it's the part a mason or handyman working outside their lane tends to miss.
