Weaverville is building fast out in Reems Creek, and most of that new construction uses prefab, zero-clearance fireplaces that vent through a framed chase topped with a sheet-metal chase cover — not a clay flue with a traditional cap. A chase cover fails differently: it rusts from the middle, splits at the seams, and lets water run straight down the chase, often unseen until there's a stain inside.
The older homes around downtown are the opposite — original masonry fireboxes with a tile flue and a true cap on top. On a bigger downtown chimney with more than one flue, that cap may be a multi-flue unit covering the whole crown. Knowing which one you have decides what to inspect and what to replace, and it's the first thing our crew sorts out on the roof.
A north-facing valley stays damp
Weaverville's north-facing position slows spring warm-ups, so the metal up top — cap or chase cover — stays cold and wet longer than it would on a sunnier slope.
