How long does a chimney liner last, and when should it be replaced?

Fletcher's 1990s subdivisions are hitting the age where their builder-grade fireplaces need a hard look. Many are factory-built prefab units whose chimney systems, not clay tile, are the liner in question, and prefab units typically last fifteen to thirty years. If yours is near that mark with a cracked, warped, or corroded flue system, replacement is on the table. Have it scoped before you assume it's fine.

Prefab systems age differently than masonry

A lot of Fletcher homes off Airport Road and around Cane Creek were built in the 1990s with factory-built fireplaces rather than masonry ones. Those units don't have a clay tile liner, they have an engineered metal chimney system and refractory panels, and both wear out over time. Prefab fireplaces commonly last fifteen to thirty years, so many of these are now at the age where the flue system, the panels, and the connectors deserve a real inspection instead of another winter of hoping for the best. When the panels crack or the flue system corrodes, that's a replacement rather than a patch, and it's far better found in a September inspection than on the coldest night of the year.

Commercial demand along the corridor

The I-26 and airport corridor gives Fletcher a heavier commercial load than the residential areas around it: offices, hospitality, and mixed-use spaces with gas fireplaces and outdoor features. Those systems get used hard and often, and their liners and vents fall under the same rule as a home's, sized correctly, inspected regularly, and replaced when compromised. Natural gas and a permitted line

Fletcher sits on the natural-gas mains, so upgrades are usually a sealed gas insert or a fresh direct-vent unit, and a gas insert needs a correctly sized stainless liner, while direct-vent sidesteps the old flue with a sealed pipe out the wall.
