How long does a chimney liner last, and when should it be replaced?
Weaverville is really two liner stories. The rapid new construction in Reems Creek is built around factory chimney systems and stainless, so there's no clay tile to crack, while older downtown homes still run original masonry fireboxes with clay flue liners that are now decades old. Tile can last fifty years but ages out; stainless runs fifteen to twenty-five. Replace either once it's cracked or corroded.
Older downtown masonry: watch the clay
Downtown Weaverville's original fireboxes were often inefficient open masonry with clay tile liners, and after decades of use those tiles crack, spall, and separate at the joints. The north-facing valley here warms slowly in spring, so these homes burn a long season, adding heat cycles to already-tired liners. If your downtown home still has its first flue liner, it has earned a camera inspection, because a cracked tile no longer keeps heat off framing or combustion gases inside the flue the way it must.
New Reems Creek homes: a different check
New construction changes the question entirely. A modern home in Reems Creek or off Ox Creek Road usually has a factory-built fireplace with an engineered chimney system rather than a masonry flue, so instead of aging clay you're checking whether that system and its stainless components are intact and correctly matched to the appliance. Builder-grade doesn't mean maintenance-free: connections loosen and caps corrode over time, and a fresh set of eyes down the flue is still worth having.
One licensed company, either way
Whether we're relining a downtown masonry chimney or servicing a newer sealed system, natural gas along the Weaverville mains means many upgrades involve a gas line, and connecting or extending gas is licensed work we permit through Buncombe County and pressure-test. Replace a liner when it's cracked, corroded, gapping, or undersized for a new insert. If you're building new in Reems Creek, getting the venting sized right the first time saves you from relining a young chimney a few years down the road.
