What does an annual gas fireplace service include?

Brevard is propane country — cabins and downtown homes running LP rather than a gas main — and that shapes the whole service. Propane burns hotter and at a different pressure than natural gas, so we verify the regulator and orifices, clean the pilot and burner, check for corrosion in this wet climate, and test-fire before the cold sets in.

Propane changes what we check

An LP fireplace isn't a natural-gas one with a different tank — it runs at higher pressure through smaller orifices, and a setup that's drifted out of spec soots the glass and burns lazy. On Brevard units we read the pressure at the valve, look over the regulator, and confirm the orifices and pilot are sized and clean for propane. The tank itself stays with your propane supplier, but everything from the regulator in is our lane. We also swap the batteries on any millivolt or battery-backup ignition, because out here in Connestee Falls and Sherwood Forest, power-optional heat is the point of having gas at all.

Eighty inches of rain is the local enemy

Brevard catches more than 80 inches of rain a year, and moisture is what quietly wrecks a fireplace between services. Damp air rusts dampers, corrodes the vent termination, and rots crowns and chimney chases — and crawl spaces under these homes stay wet March through June. So part of our visit is corrosion patrol: we inspect the flex connector and shutoff for rust and leaks, check that the outside termination is sound and clear, and look for water finding its way into the firebox or chase. Catching a rusting connector at service is a lot cheaper than meeting it on a January no-heat call.

Permits, and the finish

Service is maintenance and doesn't need a permit — but if the wet climate has claimed a gas connector or line, replacing it is licensed work we pull with Transylvania County, meeting the inspector so your insurance and any future sale stay protected. We wrap up by resetting the logs to the manufacturer's diagram, running a full cold ignition, and telling you honestly what's clean and what's wearing.
