When should I order a fireplace to have it installed by winter?

In Maggie Valley, order well ahead — early summer is not too soon. At 3,000-plus feet you're one of the coldest communities we serve, it's propane-only country, and the heavy concentration of cabins and vacation rentals means a fireplace has to light instantly for guests. Fitting the propane setup, the Haywood County permit, and install before peak rental season takes lead time.

Propane-only, so the fuel comes first

There's no natural-gas main coming up Soco Road — Maggie Valley runs on propane, full stop. That makes the fuel your first move, not your last: a tank and regulator coordinated with your supplier, a pre-season top-off, and an appliance set up with the right orifices and pressure for propane, which burns hotter per unit and soots if it's configured wrong. We handle the regulator, piping, and appliance side as a licensed gas contractor and permit the line. A Kozy Heat unit built for cold-climate propane cabins is right at home here.

Rentals can't afford a dead fireplace

Around Jonathan Creek and Dellwood, a lot of these fireplaces sit idle for weeks, then have to fire perfectly the night guests arrive. That's why a pre-season inspection before peak rental months isn't optional — spiders and dust clog a pilot assembly over the off-season, and a no-show flame is a bad review. Getting the install and first service done in the warm months means the unit is proven before the calendar fills with bookings.

Forty minutes west at altitude

Maggie Valley is about 40 minutes west of our Emma Road showroom and among the coldest spots we cover, so the season is long and starts early. Build the margin in. Call (828) 545-0525 for a free in-home assessment and we'll set a date ahead of both the cold and the guests.
