Hard-used rentals and historic Dillsboro
Sylva has two very different fireplace populations. Near Western Carolina, student and rental housing gets used hard and maintained inconsistently, so a simple, sealed, low-fuss unit like the Novus nXt 36 makes sense — 26,000 BTU, IntelliFire ignition, and no chimney to sweep. Over in historic Dillsboro, the compact 19th-century cottages have older masonry chimneys where a sealed insert or a direct-vent unit is the safer modern move. Value on one end, careful old-house work on the other.
River-valley damp is tough on flues
The Tuckasegee valley drains cold air and holds river moisture, and that combination rusts dampers and degrades clay flue liners faster than you'd expect. A direct-vent Heatilator sidesteps the aging flue entirely — sealed combustion, sidewall venting, nothing depending on a chimney the damp is working on.
