Are gas log BTU ratings different for propane versus natural gas?
Around Brevard, plan on propane. Downtown has some natural-gas access, but the cabins out toward Connestee Falls and Sherwood Forest run on tanks, and a propane log set is built differently from a natural-gas one, with a smaller orifice and higher supply pressure. The max BTU on the spec sheet may read differently for each fuel, and only the propane figure applies to a tank-fed home.
Propane's smaller jet, higher pressure
Propane packs more than twice the energy per cubic foot of natural gas and runs at a higher pressure, so a set built for it uses a smaller metering orifice to deliver a safe, correctly shaped flame. Take a natural-gas set out to a Transylvania County cabin and connect it to propane without converting it, and you over-fire it, soot the logs, and earn yourself a service call. The rated BTU only holds when the jet and pressure match the fuel you actually have, which is why we settle the fuel before we ever talk model numbers out here.
Wet country is hard on hardware
Brevard catches better than 80 inches of rain a year, and that moisture cracks crowns, spalls brick, and rusts dampers in the chimney chases and crawl spaces, especially in the March-to-June wet season. A sealed direct-vent gas unit or a properly maintained log set sidesteps a lot of that grief, but either one still has to be set for propane from the start. The wet also means these appliances need their annual service, since spiders and dust clogging a propane orifice over a damp off-season is a classic no-light call.
