Downtown Brevard has some gas, but out toward Connestee Falls, Sherwood Forest, and the cabins you're on propane — and that shifts everything from the orifice and pressure to where the line runs from the tank. That distance is often the biggest single price driver, and it's precisely what a photo can't show. We trace the run in person so the number we give you is real, not a guess that balloons on install day.
Eighty inches of rain leaves marks we need to see
Transylvania takes 80-plus inches of rain a year, and it shows up as cracked crowns, spalled brick, rusted dampers, and moisture creeping through chimney chases and crawl spaces. Those conditions decide whether an existing flue is safe to reuse, needs a new liner, or should be bypassed with a sealed direct-vent unit routed out a sidewall. We'd rather assess that standing in your home than misjudge it from a picture and quote you the wrong fix.

Connecting propane or gas is licensed work in North Carolina — a mason or landscaper legally can't do it. We pull the Transylvania County permit, pressure-test the line, and meet the inspector.
