Can you reface a prefab builder-grade fireplace, or only masonry ones?

These steep hillside lots and the narrow multi-story downtown buildings built against the mountainside make handling heavy stone a real consideration — but the engineering rule holds regardless: on a factory-built box the load rides on a framed substrate, never on the metal face itself.
Steep access, same load rules
Marshall's homes cling to hillsides and its downtown stacks narrow floors against the mountain, so material handling and staging matter more here than on a flat suburban lot. What doesn't bend is the load path. A zero-clearance metal firebox can't carry stone on its face — the weight has to land on a non-combustible substrate we frame around the unit, sized to hold it and set to the manufacturer's clearances. We plan the reface around your access, not the other way around.
Draft in a gorge town
The French Broad gorge brings cool, damp evenings, and the tight mountainside lots complicate chimney routing and draft — cold air likes to sit in a flue like a plug. On an older masonry fireplace we bond stone to the brick mass directly, but we also make sure the draft is right, because a gorgeous reface on a fireplace that won't draw is a daily frustration. On newer builds with a metal box, sealed direct-vent sidesteps a lot of that.
