Can you reface a prefab builder-grade fireplace, or only masonry ones?
Both reface, and around Sylva the catch is usually condition, not type. The student rentals near WCU get heavy use and spotty maintenance, so a factory-built box there is often more worn than it looks; the historic Dillsboro homes carry older masonry with tired flues. Either can be refaced — but here we inspect the unit hard first, because a reface can't fix an abused firebox.
Heavily used, unevenly maintained
A lot of Sylva and Cullowhee housing is rental stock that runs hard through the school year and gets serviced whenever someone remembers. On a zero-clearance metal firebox, that means worn refractory panels, tired ignition, and gaskets past their prime — none of which a new stone surround addresses. Refacing over a neglected box just makes a bad unit look nice. So before any finish work, we check what the fireplace actually is, whether it's safe to keep, or whether the reface is really a replacement wearing a costume.
River-valley moisture, and the masonry side
The Tuckasegee valley drains cold, damp air and river moisture that rusts dampers and degrades clay flue liners faster than you'd expect — so the historic Dillsboro fireplaces often need liner attention behind the pretty surround. On true masonry, stone and tile bond to the brick mass directly; on a prefab, the weight has to ride on a framed non-combustible substrate set to the manufacturer's clearances. Two different builds, one honest inspection first.
