Can you reface a prefab builder-grade fireplace, or only masonry ones?

The rapid new construction out in Reems Creek came with factory-built metal fireboxes, while the older downtown homes still have their original, often inefficient, masonry fireplaces. Each refaces beautifully; they just take different prep to do it right.
New Reems Creek build? It's a metal box
The subdivisions that have gone up fast around Reems Creek and Ox Creek almost all use zero-clearance units — a listed metal firebox framed into a combustible wall, which is what most builder-grade fireplaces are. You reface these by building a non-combustible substrate around the box to carry the stone or tile, then respecting the clearances and clean-face front the manufacturer specifies. Done right, that plain builder box disappears behind a surround that looks like it was always there.
Older downtown home? Probably real masonry
Closer to Main Street, the original fireplaces are load-bearing masonry — stone and tile can bond more directly to that mass. But many of these older fireboxes are inefficient open hearths that lose heat up the flue, so if we're already refacing, it's worth deciding whether to seal it with an [insert](/services/fireplace-inserts) at the same time. New surround, and a fireplace that finally earns its heat.
