Do all fireplace brands offer propane (LP) versions, or does switching from natural gas require a conversion kit?
Arden runs on Buncombe County's natural-gas mains, so most fireplaces here are the NG build, but every brand we carry offers propane too, and one unit is never both fuels. It's spec'd for natural gas or converted at install with a factory kit. The bigger local story is turning Royal Pines' tired open masonry fireplaces into sealed inserts that actually heat. Drafty open fireboxes into real heaters
The 1980s-and-90s homes in Skyland and Royal Pines came with open masonry fireplaces, and an open firebox pulls warm air up the chimney faster than it heats the room. A sealed gas insert with a proper liner flips that, turning a heat drain into a controllable heater running 70 percent efficient or better. On Arden's natural-gas service these are the NG configuration; bring in a propane insert from a cabin and it's reconfigured with LP orifices and the right pressure before it burns.
Why fuel setup is licensed
Propane and natural gas aren't interchangeable in a single unit, because propane needs smaller orifices and a different manifold pressure. Converting between them is licensed work in North Carolina, and doing it wrong soots the logs. We handle it, permit with Buncombe County, and pressure-test the line. The demand isn't only residential here, the Biltmore Park retail and office spaces want gas features too.
