Hard-run rental log sets and old riverfront-valley chimneys both need the annual burner-and-pilot cleaning, a gas-connection check, and a careful look at the open flue that moisture degrades quickly here.
Rentals used hard and serviced rarely
The student and rental housing around Cullowhee and downtown Sylva sees heavy fireplace use and inconsistent upkeep — a combination that lets soot build, logs drift out of position, and pilots foul without anyone noticing. A vented log set is decorative, but a neglected one still fails, and still vents through an open damper. One annual service resets the whole thing: clean the burner, reseat the logs, test the connections, inspect the flue. For landlords, a once-a-year sweep across units is cheaper insurance than a mid-winter tenant complaint.
River-valley moisture eats flues
The Tuckasegee valley funnels cold, damp air, and that moisture rusts dampers and degrades flue liners faster than drier towns see — a real issue when your logs run damper-open through that flue. In Dillsboro's older housing stock especially, the masonry chimneys are aging and the liners show it. Natural gas burns clean, but a rusted-out damper doesn't care what fuel it's venting. We inspect for rust, cracks, and blockage, and flag a failing liner before it turns a decorative fireplace into a safety problem.
