What does an annual gas fireplace service include?

Propane on a rural lot

On a spread-out Mills River property, the propane tank is yours and your supplier's, but everything from the regulator into the fireplace is ours to service. We read the pressure at the valve, look over the regulator, and confirm the orifices and pilot are sized and clean for LP — a propane unit that's drifted out of spec burns lazy and sooty, and it shows up first on the glass. The pilot assembly and burner ports collect dust and spider webs over the off-season no matter the fuel, so those get pulled and cleaned, and we vacuum out the firebox before checking anything else.
