Two Kinds of Housing, Two Fuel Realities

Sylva's housing splits cleanly. Near Western Carolina there's heavily-used student and rental housing, and over in Dillsboro there are historic homes with older masonry chimneys — different worlds, and often different fuel. In-town lots sometimes tap a natural-gas main, the lower-cost, no-refill option, while the older and outlying properties sit past the service line and run propane off a tank instead.

For a rental or a high-turnover property, a gas pit's appeal is the same as it is indoors here — no wood to store, no ash to shovel, a flame anyone can start safely at the key. For a historic Dillsboro home, a discreet buried line keeps the character intact while adding a clean outdoor fire.

Propane, where you need it, burns hotter per unit than gas and takes its own orifices and regulator — set it up for the wrong fuel and it soots, so we spec the pit to your tank from the start.

River Moisture Is the Local Enemy

The Tuckasegee valley funnels cold-air drainage down at night, and the river keeps the air damp — the combination rusts dampers and degrades flue liners faster than most folks expect. Outdoors, that same moisture goes after gas hardware, so we run the buried line in outdoor-rated pipe and place the regulator, fittings, and any propane tank where standing damp and runoff can't sit on them and corrode the connections.
