What size fireplace or stove do I need to heat a basement?

A Brevard basement gets sized like anywhere — about 20 BTU per square foot, pushed up for below-grade cold, so a finished 1,000 feet usually wants 30,000 to 40,000 BTU. But two things are different here: much of Brevard runs on propane rather than a gas main, and Transylvania's rain punishes any venting or masonry you route through.

Propane changes the appliance, not the math

Out toward Connestee Falls, Sherwood Forest, and the cabins, propane is the fuel, and an LP unit needs different orifices and pressures than a natural-gas one — set it up wrong and it soots. That's routine for us: a Kozy Heat Springfield 36 is the right call for propane-country basements, and plenty of Napoleon and Heat & Glo models convert cleanly to LP. We coordinate the tank with your supplier and handle the regulator, piping, and appliance side.

Sizing still follows the room — around 30,000 to 40,000 BTU for a cold, finished 1,000-square-foot below-grade space, more with high ceilings or several exposed walls.

Rain, crawl spaces, and where the vent ends

Brevard sees 80-plus inches of rain a year, and it shows up in cracked crowns, spalled brick, and rusted dampers — the crawl spaces and chimney chases down here take moisture damage first. That matters for a basement because your venting has to terminate outdoors at the right height and shed water, not invite it. A sealed direct-vent unit out a sidewall usually beats fighting an old, damp flue.

Backup heat, 40 minutes out

A basement is often where a family rides out a storm, and propane gas heat with millivolt or battery-backup ignition keeps working when the power doesn't — the way homes with a live hearth stayed warm after Helene.
